This gorgeous 3 bedroom, 3 bath villa in Palmetto Dunes has fabulous lagoon views! The kitchen has all stainless steel appliances, as well as stone countertops. You will love the open floor plan! Located on the first floor, the master king suite and the king bedroom have private baths. On the 2nd floor, you will find the 3rd bedroom equipped with two twins and an en-suite bathroom.

Guests staying at 116 Abbington can access the beach and the pools at Hampton Place and Barrington complexes directly across the street.

Overall a great place
We stayed here with our daughter, her husband, and two daughters. The condo was a great fit for our family. Very lovely furnishings, well equipped kitchen. We enjoyed the patio overlooking the lagoon, watching the wildlife. The only negative we give the condo is the walk to the pool/beach access. The description of the property states that access to these are directly across the road, when it is actually about the next resort down, across the road.

Relaxing Week
Hilton Head was where we vacationed with our children as they grew up. We are now vacationing with our grandchildren ! It is very fun and relaxing. Beaches are lovely and we had perfect weather for riding bikes and enjoying the ocean.

Great stay at HHI
Very nice unit in a great location. Clean and well-maintained, about a 5 minute walk to the beach with access to a very nice pool across the way. The only knock is that the upstairs room (which has two twin beds and is the natural place to put little kids) is about 5-10 degrees warmer than downstairs, and is also joined to the main space by some louvered windows, meaning that if it's loud in the common space, it's loud in the kids' room. Not a problem during our stay but if you wanted to hang out in the common room after kids' bedtime it might be an issue.

Great Location with easy beach access
We've been to HH several times, but this was our first stay in Palmetto Dunes. The villa was beautiful and perfect for our family of 5 adults. The kitchen was fully stocked, the living room was spacious and comfortable, and the beds were good too. (We only had one minor complaint about the bedding--the sheets in the upstairs bedroom were very scratchy.) The location of the villa is perfect. It is such a nice area and the access to Hampton Place is literally a 5 minute walk away. We walked to the beach every day and it was an easy walk, as long as you weren't taking a whole bunch of stuff to the beach. We packed light and it was fine. The beach was beautiful and never crowded. The 2 pools at Hampton Place were very nice and also never crowded. Lounge chairs at the pool were always available. The only thing missing at the pool/beach was a snack bar. We rented bikes and enjoyed riding to shelter cove and surrounding areas. Although you can bike ride to the grocery store, we felt that it was necessary to have a car. It's fun to visit the other plantations and without a car you are very limited. While we were there we had a clogged drain in the master bathroom shower. We called the manager and they sent someone out the same day to fix it. We also had some problems with the internet in one of the bedrooms, which we didn't ask to be fixed b/c we weren't using it. I would highly recommend this villa. It is clean, well-kept and the location is great! Make sure you visit shelter cove and eat at Poseidon while you are there. Check out Sea Pines for the nightly entertainment and shopping and take a short drive to Caligny for ice cream, mini golf and more shopping. Great for families of all ages!!

Gator happiness!
We had a delightful stay. The unit was immaculate and so tastefully decorated. We loved the lagoon location, as we had daily gator & bird spottings. The furnishings was comfortable, and the unit was quiet and private. Never any noise picked up on, by neighbors. Our only (very minor) complaint is that the TV signal was quite weak at times (guessing it was satellite) and cut in and out frequently, throughout the day. Also, it was not mentioned until our arrival (within notice on the washing machine) that beach access was located at Hampton Place, and forbidden through the Windsor properties. To look on a map, we thought we could walk directly across for quick beach access. This was a bit disappointing, but we were still thrilled with the unit.

It was as nice a unit as any in the complex (our family owned a unit a few years back) and with the quick walks to the pool and beach, there are no steps to go up, no elevators to come up and down. Just a street to cross, and a few hundred yards and you are on the beach. Thank you for allowing us to enjoy this property, and we hope it the opportunity is there, we can come visit again.

Fish Haul Beach Park announced

Start date for Hilton Head Island Beach Renourishment
Project-Phase 1 shifts to mid-August

HILTON HEAD ISLAND, S.C. (January 14, 2026) Marinex Construction will begin mobilizing at Fish Haul Beach Park as part of the Town of Hilton Head Island’s beach renourishment project in mid-August. Marinex updated the new start date due to adverse weather and marine conditions affecting the transfer of materials and equipment from a site off the Florida Atlantic coast.

Originally, Marinex was scheduled to start construction at Fish Haul Beach Park off Mitchelville Road on Aug. 6. Instead, mobilization is now scheduled to take place from about Aug. 13 to Sept. 1. Active beach renourishment construction is anticipated to start during the week of Sept. 2 and be completed by the week of Sept. 15 at Fish Haul. It is anticipated that Fish Haul Beach will be closed to the public for approximately five days in early September when the beach fill begins.

This is a 24/7 project.

Despite this temporary delay, survey and pre-construction activities are ongoing, and the project team remains on track to complete the renourishment work in accordance with the contract schedule windows. "As with any project of this magnitude, we anticipate that changes may arise due to various factors. We encourage the public to stay connected with us through social media and our website for any updates regarding the beach renourishment project," said Jeff Netzinger, Director of Engineering and Public Projects for the Town.

The beach renourishment project will occur in three phases, with an anticipated completion date of May 2026. The new anticipated schedule is as follows:

  • Phase 1 - Port Royal (the Heel), Fish Haul and Pine Island
    • Complete - Contractor mobilizes in August 2025.
    • Complete - Weeks of August 13, 2025 thru September 17, 2025 - Fish Haul area
    • Complete - Weeks of September 18, 2025 thru October 10, 2025 - Pine Island
    • Complete - Weeks of October 11, 2025 thru October 17, 2025 - Port Royal (The Heel)
  • Phase 2 - Central Island, South Island and South Beach
    • Weeks of December 11, 2025 thru March 28, 2026 - Central Island, including beach areas along Palmetto Dunes
    • Weeks of March 28, 2026 thru May 31, 2026 - South Island and South Beach areas .
  • Phase 3 - Pine Island Breakwater Structures
    • Weeks of November 1, 2025 thru April 30, 2026

“It’s a priority to preserve, protect and cherish our beaches – one of our greatest assets. Our Island depends on their ongoing vitality. The Town’s role is to carry out the community’s collective dedication to this environmental core value through our investment in restoration and maintenance,” said Mayor Alan Perry. “And fortunately, due to the foresight of Town leaders before us and thanks to our millions of visitors, this project is funded through our beach preservation fund and capital improvement program.”


Beach renourishment is a moving work zone that typically progresses at about 1,000 feet per section-just 2% of the Island’s total beach area. On average, only 300 feet of beach will be impacted per day. Temporary beach access ramps and clear signage will help direct beachgoers safely around active work areas to open areas of the beach. As soon as an active site is completed, the equipment will move down the beach and the newly renourished section will open.

Special protection has been made for wildlife that may be impacted because of the project. All work will be supervised by consultant teams under contract to monitor sea turtles and migratory shorebirds. Additionally, per a requirement of the beach renourishment permit from the U.S. Army Corps of Engineers and U.S. Fish and Wildlife Service (USFWS), the Town amended its municipal code to restrict animal/dog activity in an area adjacent to Fish Haul Creek beach park. This requirement protects endangered shorebird species that migrate and nest there. Signage is posted and no other beach areas will be affected. Dogs are still allowed per the Town’s seasonal rules – only a small section of the creek area adjacent to the beach park is restricted.

Marinex Construction, Inc., the contractor for the project, began mobilizing equipment this month in preparation for the work. This includes positioning their offshore barges and staging miles of steel pipes to pump sand from ocean shoals back to beaches. Crews will be working around the clock daily.

The beach renourishment process helps to:

  • Preserve a healthy shoreline ecosystem for wildlife such as sea turtles and shorebirds.
  • Protect beachfront properties and infrastructure from storms.
  • Provide wider, more enjoyable beaches for residents and visitors alike.
